In the first step turn off your HTC U12 by pressing the Power key for a few seconds. Now start holding Volume Down and Power buttons for a couple of seconds. If 3 above didn't work, you will have to uninstall the app (s) I did the above and it turned out an app (Swifty) which I recently downloaded, was the cause of the problem. You didn't do a factory reset then, but probably a soft reset. To perform a factory reset from the Home screen press Menu > Settings > SD card & phone storage > Factory data reset > Reset phone > Erase everything. That should take you back to square one.
